Your Path to listing mastery

Win more listings. Earn the SRS designation.

NAR calls the SRS the premier credential in seller representation. It is built for agents who want to list more and stop competing on commission alone.

12 course hours

What the SRS is

A National Association of REALTORS® designation awarded by the Real Estate Business Institute, covering seller representation from the listing appointment through to the closing table.

Why agents take it now

The 2024 commission settlement changed what a listing agent has to explain and when. Sellers now ask what you are worth, out loud and early.

What it changes

You stop improvising the listing presentation. You walk in with a value package you can show and a process that survives a hard pricing conversation.

Coursework then Confidence.

The course is the education requirement. The designation itself is awarded once NAR's conditions are met, and those are handled directly with them.

FROM COURSE TO DESIGNATION

What the two days do, and what comes next.

01

Enroll

Register for an upcoming session and you receive the class details and materials before day one.

02

Attend both class days

Two consecutive days starting at 9:30 AM Central, taught live with time for questions throughout.

03

Complete the coursework

Finish the course requirements and you have satisfied the education component of the SRS designation.

04

Apply through NAR

Submit your application and maintain membership. Once awarded, the designation is yours to use and to display.

Who is teaching it

Taught by a broker who holds the designation and uses it daily.

Steven holds the SRS alongside several other designations and certifications, and still lists property in this market. When someone asks how a seller reacted to a compensation conversation, the answer comes from having had one.

That is the difference between theory and a listing appointment.

SRS FAQ

Common questions before you enroll.

These answers cover the practical points. NAR fees and membership requirements can change, so confirm both before you apply.

Do I need to be a REALTOR® to take this?

You can take the course as any licensed agent. The designation itself requires NAR membership in good standing, so join first or apply once you have.

Is the $295 all I pay?

The $295 covers the two-day course. NAR charges its own application fee and annual dues for the designation, paid directly to them. We do not collect or mark up those fees.

Do I have to attend both days?

Yes. The coursework requirement covers both days, and the second builds directly on the first. If a date does not work, take a later session.

Can agents outside Louisiana take this course?

Yes. The SRS is a national designation and the content is not Louisiana-specific, so agents licensed in any state can attend and apply afterward.

Should I take the SRS or the ABR?

Take the SRS if listings are most of your business and the ABR if you sit on the buyer side regularly. Agents who do both usually start with whichever side pays them more this year.

Is it really worth the fees?

More than half of the sellers in America last year were baby boomers, and the median repeat buyer is now 62 years old. Those figures come from the National Association of REALTORS® 2025 reports. If you are already working in established neighborhoods, you are already serving this client. The question is whether you are doing it well enough to be recommended to their friends.
