Handle the deals other agents avoid. Earn the SFR certification.

Foreclosure filings rose 21% in the first half of 2026. The SFR teaches you to work a distressed file properly, from qualifying the seller to negotiating with the lender.

21% rise in US foreclosure filings in the first half of 2026

What the SFR is

A National Association of REALTORS® certification covering distressed property from both sides, including short sale qualification, the lender package, and protecting your commission.

Why this market matters

Foreclosure filings rose 21% in the first half of 2026 and completed foreclosures rose 33%. Most agents have never worked one and will hand the file to someone who has.

What it changes

You stop turning down the call. You learn what the lender actually needs, what the seller has to prove, and where the deal usually dies so you can get in front of it.

Listing sheets and a valuation spreadsheet spread across a desk with a calculator and a cup of coffee
In Louisiana, foreclosure is not a fast process.

Louisiana averages 3,491 days to complete a foreclosure, the longest of any state and roughly six times the national average. That is nearly ten years a property can sit in limbo, and it is why the short sale is often the only route that moves.

Who is teaching it

Taught by a broker who has worked these files himself.

Steven holds the SFR alongside several other designations and certifications, owns a brokerage and supervises agents across three states. When a class question turns to a lender who will not return a call and a closing date that is already moving, the answer comes from having sat in that exact spot.

Distressed files reward the agent who has seen one before.

SFR FAQ

Common questions before you enroll.

These answers cover the practical points. NAR fees and membership requirements can change, so confirm both before you apply.

Is the SFR a designation or a certification?

It is a certification, in the same family as the PSA, MRP and RENE. Certifications are earned once and do not expire, as long as you stay a member of NAR in good standing.

Can agents outside Louisiana take this course?

Yes. The SFR is a national certification and the coursework is not state-specific, so agents licensed in any state can attend and apply afterward. Short sale and foreclosure procedure does vary by state, so follow your own state's rules in practice.

Do I need to be a REALTOR® to take this?

You can take the course as any licensed agent. The certification itself requires NAR membership in good standing, so join first or apply once you have.

Does this course carry Louisiana CE credit?

Not at this time. This course is offered for the SFR certification coursework rather than for Louisiana continuing education credit. If you need CE hours this year, the ABR, PSA and MRP courses all carry them.

Is the $150 all I pay?

The $150 covers the course. NAR charges its own application fee and annual dues for the certification, paid directly to them. We do not collect or mark up those fees.

Is there still enough distressed business to justify this?

Foreclosure filings rose 21% in the first half of 2026 against the same period a year earlier, and completed foreclosures rose 33%. Those figures come from ATTOM's mid-year 2026 foreclosure report. Volume is nowhere near 2010, and nobody should tell you it is, but it is climbing and most agents in your market have never worked one.

Is it really worth the fees?

A distressed file is the one most agents in an office will not take. If you are the person who can, that call comes to you and it keeps coming. The course costs $150 and one day, and it is the difference between referring the business out and closing it yourself. The better question is, will the knowledge help you navigate a client in the right direction, whether I take the listing or not, and what is that worth?
